Florida real estate license vs Realtor
A Florida real estate license is the state credential issued by DBPR after the required education, RE 1 application, Livescan fingerprints, and the Pearson VUE exam. Realtor is optional membership in a local association of REALTORS that also connects to Florida Realtors and the National Association of REALTORS, and finishing a pre-license course or passing the state exam does not make someone a Realtor.

Direct answer
A Florida real estate license is the state credential issued by DBPR after the required education, RE 1 application, Livescan fingerprints, and the Pearson VUE exam. Realtor is optional membership in a local association of REALTORS that also connects to Florida Realtors and the National Association of REALTORS, and finishing a pre-license course or passing the state exam does not make someone a Realtor.
The license is the state credential
To practice as a Florida sales associate you need a license from the Florida Department of Business and Professional Regulation (DBPR) / Florida Real Estate Commission path: complete a DBPR-approved 63-hour pre-license course, pass the school final, file DBPR RE 1, complete Livescan fingerprints, pass the Pearson VUE sales associate exam, then activate with a sponsoring broker. RE 1 publishes a $62.75 fee on the application PDF (source: https://www2.myfloridalicense.com/re/documents/DBPR_RE_1_Sales_Associate_Application.pdf, opened 2026-10-14). The Pearson VUE exam fee for Sales Associate is $36.75 on the CBT fee table (source: https://www2.myfloridalicense.com/servop/testing/documents/CBT_exam_admin_Fee_2016.pdf, updated 2022-09-08, opened 2026-10-14). Realtor is optional association membership
Realtor is a membership trademark path, not a second Florida license. NAR explains that membership starts at a local association of REALTORS and then extends to the state association and the national association (source: https://www.nar.realtor/membership, opened 2026-10-14). Florida Realtors describes Realtor membership for Florida real estate licensees, plus separate international, student, and academic membership types (source: https://www.floridarealtors.org/membership, opened 2026-10-14). You can hold a Florida license and never join. You cannot use the Realtor brand solely because you passed Pearson VUE or finished a school course.
MLS and dues are separate costs
Association dues and MLS access are not the same line item as state licensure. Confirm current local, Florida Realtors, and NAR dues with the associations you join. Confirm listing-service fees with the brokerage or MLS that serves your market. This page does not invent a typical association or listing-service fee sticker. Casa $199 pre-license tuition does not include association dues or MLS access.
Passing the exam does not make you a Realtor
A school final commonly uses a 70% pass bar. The Florida state exam is given by Pearson VUE: 100 scored questions, about 3.5 hours, 75 correct to pass. Passing those steps supports a Florida license. It does not enroll you in a Realtor association. The Casa Academy course does not make someone a Realtor. Join a local association if you want that membership path.
What Casa Academy includes (checked 2026-10-14)
The $199 pre-license checkout includes the 63-hour DBPR-approved sales associate course, access until you finish, 650+ practice questions, a timed full exam weighted to Florida chapter weights, a ChatGPT tutor in every lesson, SM-2 flashcards, and English or Spanish as two full courses. That checkout is the sales associate pre-license product, not Realtor membership.
What Casa tuition does not include
DBPR RE 1 ($62.75, source: https://www2.myfloridalicense.com/re/documents/DBPR_RE_1_Sales_Associate_Application.pdf, opened 2026-10-14), Livescan fingerprints (provider prices vary), Pearson VUE sales associate exam fee ($36.75, source: https://www2.myfloridalicense.com/servop/testing/documents/CBT_exam_admin_Fee_2016.pdf, updated 2022-09-08, opened 2026-10-14), the 45-hour sales associate post-license course, the 14-hour continuing education course, broker affiliation, MLS access, and Realtor association dues are separate. Casa does not sell those state or association fees inside the $199 checkout. This page stays useful if you never buy Casa.

- No. Casa teaches the DBPR-approved 63-hour sales associate pre-license course. It does not enroll students in NAR, Florida Realtors, or a local board, and it does not make someone a Realtor.

Association dues and MLS fees are separate and are not quoted as invented stickers on this page.

- Yes. State licensure rules and association membership rules apply whether or not you enroll at Casa. Any DBPR-approved school can teach the required course. This page stays useful if you never buy Casa.
