Guide
First year as a Florida real estate agent
Your first year as a Florida real estate agent centers on a sponsoring broker, that brokerage's written commission split and desk fees, MLS access, errors-and-omissions insurance, and the 45-hour sales associate post-license course before the first renewal. This page explains those steps without inventing typical splits or income figures, and Casa Academy's pre-license tuition does not include brokerage, association, or post-license costs.

After the license number, practice still needs a broker
Passing Pearson VUE and receiving a Florida sales associate license number is not the same as practicing. Active status requires a qualifying broker who registers you with DBPR. Until a broker adds you, you hold the license but you may not perform licensed real estate services. How to find a broker: /learn/florida-real-estate/find-a-sponsoring-broker-in-florida. How activation works: /learn/florida-real-estate/activate-a-florida-real-estate-license.
Commission split and desk fees
Ask every brokerage for the written commission split and how it changes with production. Ask about desk fees, franchise fees, technology fees, and any monthly or transaction charges that come out of your pocket. Write the numbers down with the date and keep the written offer. Do not invent a typical Florida split or desk-fee range and call it a Casa fact. Casa does not set brokerage compensation and does not sell brokerage matching inside the pre-license checkout.
MLS access and Realtor membership
Listing-service access usually runs through the brokerage or the MLS that serves your market. Confirm how new associates get credentials, what the office pays versus what you pay, and when access starts. Realtor membership is optional association membership, not a second Florida license. License versus Realtor: /learn/florida-real-estate/florida-real-estate-license-vs-realtor. Confirm current local, Florida Realtors, and NAR dues with the associations you join. This page does not invent association or listing-service fee stickers. Casa pre-license tuition does not include those costs.
Errors-and-omissions (E&O) insurance
Ask who pays for errors-and-omissions insurance, what the policy covers for new associates, and what the deductible is. Some brokerages include E&O in an office package. Others require you to buy a policy that names the broker. Get the answer in writing before you join. Casa does not sell E&O and does not insure brokerage risk.
45-hour post-license before the first renewal
Florida sales associates must satisfactorily complete a Commission-prescribed post-licensing educational course of at least 45 classroom hours before the first renewal after initial licensure (source: https://www2.myfloridalicense.com/real-estate-commission/education/, opened 2026-10-14). That course is separate from the 63-hour pre-license path. Casa sells post-license on its own enroll page at https://casaacademy.com/enroll/postlicensing (opened 2026-10-14). Check that live page for the current checkout price before you pay. Full post-license guide: /learn/florida-real-estate/florida-45-hour-post-license. Renew sequence: /learn/florida-real-estate/renew-a-florida-real-estate-license.
Do not invent first-year income
This page does not publish a first-year salary, a typical commission total, or a third-party income average as a Casa fact. Closed sides, local prices, negotiated commissions, brokerage splits, expenses, lead flow, and time commitment vary by person and market. Build a cash-flow plan around a conservative number of closed sides and the written fees your brokerage charges. Re-check DBPR, your broker agreement, and association invoices for live dollars.
School final vs the Florida state exam
Florida schools commonly use a 70% pass bar on a school final for pre-license coursework. The Florida state exam is given by Pearson VUE: 100 scored questions, about 3.5 hours, 75 correct to pass. Finding a broker, arranging MLS and E&O, and finishing post-license happen after those exams. Do not mix a school final with the state exam.

FAQs
- What matters most in the first year after a Florida real estate license?
- A sponsoring broker for active practice, written commission split and desk fees, MLS access and E&O through that brokerage, and the 45-hour sales associate post-license course before the first renewal (source: https://www2.myfloridalicense.com/real-estate-commission/education/, opened 2026-10-14).
- Does Casa place me with a broker or quote a typical split?
- No. The $199 pre-license checkout checked on 2026-10-14 covers the 63-hour course and exam practice only (sources: https://casaacademy.com/enroll/florida-63-hour-pre-licensing-course and https://casaacademy.com/enroll/spanish). Broker interviews and compensation are separate hiring steps. This page does not invent a typical Florida split.
- Is the 45-hour post-license included in Casa $199?
- No. Post-license is sold separately at https://casaacademy.com/enroll/postlicensing (opened 2026-10-14). Confirm the live checkout price on that page. Guide: /learn/florida-real-estate/florida-45-hour-post-license.
- Does finishing Casa or passing the exam make me a Realtor?
- No. Realtor is optional association membership that starts with a local association (sources: https://www.nar.realtor/membership and https://www.floridarealtors.org/membership, opened 2026-10-14). Passing Pearson VUE supports a Florida license only.
- What first-year income should I expect?
- This page does not publish a first-year salary or a typical commission total. Income varies with closed transactions, local prices, splits, expenses, and lead flow. Build a plan from your written brokerage fees and a conservative closing count.
- Is the school final the same as the Florida state exam?
- No. Schools commonly use a 70% school-final bar. The Pearson VUE state exam is 100 scored questions, about 3.5 hours, 75 correct to pass. Broker interviews and post-license are neither exam.
- Can I use this page without buying Casa?
- Yes. Broker interviews, MLS and E&O arrangements, post-license hours, and renew rules apply whether or not you enroll at Casa. Any DBPR-approved school can teach the 63-hour course. This page stays useful if you never buy Casa.
