Florida real estate exam math
Florida real estate exam math is mostly commission, proration, loan-to-value, and documentary stamp tax at $0.70 on each $100 or portion thereof of consideration (statewide except Miami-Dade). Direct answer
Florida real estate exam math is mostly commission, proration, loan-to-value, and documentary stamp tax at $0.70 on each $100 or portion thereof of consideration (statewide except Miami-Dade). Learn each formula with one worked example, then drill until timed practice is near 75 correct out of 100; the school final is a separate 70% test.
Where math shows up on the exam
Most quantitative items sit in FREPSA Chapter 14 (calculations and closings): commission splits, prorations, loan-to-value, and Florida documentary stamps. Heavy-chapter outline: /florida-real-estate-exam/most-important-chapters. What is on the exam: /learn/florida-real-estate/whats-on-the-florida-real-estate-exam. Your school end-of-course final is commonly a 70% bar after the 63-hour coursework. The Florida sales associate state exam is a separate Pearson VUE sitting of 100 scored questions in about 3.5 hours with a cut of 75 correct out of 100 (source: https://www2.myfloridalicense.com/dbpr/servop/testing/documents/RE_sales_cibs.pdf, opened 2026-10-14). Do not treat a 70% school pass as a Pearson pass. Study plan: /learn/florida-real-estate/how-to-study-for-the-florida-real-estate-exam.
Commission (worked example)
Formula: total commission = sale price times commission rate. Side and associate shares are successive percentages of that total. Example: a home sells for 250000 dollars at a 6% commission. Total commission = 250000 times 0.06 = 15000 dollars. The listing and selling brokers split that total 50/50, so each side is 7500 dollars. The selling associate is paid 60% of the selling side: 7500 times 0.60 = 4500 dollars. Check which percentage applies to the total, to one side, or to the associate share before you multiply. Chapter 14 drills more of these splits.
Proration (worked example)
Formula: daily rate = annual amount divided by the day-count the problem states (365 or 360), then multiply by the days one party owes. Example: annual property taxes are 2190 dollars. Closing is July 1 on a 365-day year. The seller pays through the day of closing. Seller days from January 1 through July 1 = 182. Daily rate = 2190 divided by 365 = 6 dollars per day. Seller debit = 182 times 6 = 1092 dollars. Read the stem for who owns the day of closing and whether the year is 365 or 360 before you count days.
Loan-to-value (worked example)
Formula: loan-to-value (LTV) = loan amount divided by the purchase price (or the appraisal if the stem says the lender uses the lower of the two). Example: purchase price 320000 dollars, loan amount 256000 dollars. LTV = 256000 divided by 320000 = 0.80 = 80%. Reverse example: price 300000 dollars at 80% LTV. Loan amount = 300000 times 0.80 = 240000 dollars. Down payment is the rest of the price after the loan.
Documentary stamps on deeds (worked example)
Statewide (except Miami-Dade), Florida documentary stamp tax on deeds is 70 cents ($0.70) on each $100 or portion thereof of consideration (sources: https://floridarevenue.com/taxes/taxesfees/Pages/doc_stamp.aspx and https://www.flsenate.gov/Laws/Statutes/2026/201.02, both opened 2026-10-14). Formula: taxable units = consideration divided by 100, rounded up for any leftover portion of $100; tax = taxable units times $0.70. Example (Orange County, not Miami-Dade): consideration 247350 dollars. 247350 divided by 100 = 2473.50, so taxable units = 2474. Tax = 2474 times 0.70 = 1731.80 dollars. Miami-Dade uses a different published rate and surtax; do not use the statewide $0.70 figure for a Miami-Dade stem unless the stem says to. Notes and mortgages use a separate 35 cents per $100 rule under s. 201.08; that is not the deed rate.
How to practice these without inventing shortcuts
Write the formula, plug the numbers, then label the unit (dollars, percent, or taxable $100 units). Redo every miss the next day. Timed full practice should score against 75 correct out of 100, not against a school 70% bar. Free Florida practice samples: /free-exam-prep. Casa timed full exams use Florida chapter weights so Chapter 14 math shows up in proportion to the outline; Casa does not write the Florida state exam. This page stays useful if you never buy Casa.

Seven-day refund via support@onlinerealestateschool.com. School final pass bar is 70%. Do not mix that with the Pearson cut of 75 correct out of 100.

DBPR RE 1 ($62.75, source: https://www2.myfloridalicense.com/re/documents/DBPR_RE_1_Sales_Associate_Application.pdf, opened 2026-10-14), Livescan fingerprints (provider prices vary), Pearson VUE exam fee ($36.75, source: https://www2.myfloridalicense.com/servop/testing/documents/CBT_exam_admin_Fee_2016.pdf, updated 2022-09-08, opened 2026-10-14), post-licensing, continuing education, broker coursework, MLS access, and Realtor association dues are separate. Documentary stamp tax on a real closing is paid to the county or the Department of Revenue at recording; it is not a Casa tuition line. You can finish every state step with any DBPR-approved school certificate; this page stays useful if you never buy Casa.

FAQs
- What math is on the Florida real estate exam?
- Expect commission splits, prorations, loan-to-value, and Florida documentary stamp tax on deeds, mostly from FREPSA Chapter 14. Formulas and one worked example for each are on this page.
- What is the Florida documentary stamp tax rate on deeds?
- Statewide except Miami-Dade, the rate is $0.70 (70 cents) on each $100 or portion thereof of consideration. Miami-Dade publishes a different rate and surtax. Confirm the county on the stem before you multiply.
- How do I round documentary stamp units?
- Divide consideration by 100. Any leftover portion of $100 counts as one more taxable unit, then multiply units by $0.70. Example: 247350 dollars needs 2474 units, so tax is 1731.80 dollars.
- Is the school final the same as the state exam for math?
- No. Your school sets the end-of-course final (Casa uses a 70% bar). Pearson VUE uses a separate cut of 75 correct out of 100 on the state exam.
- Does Casa tuition include Pearson and DBPR fees?
- No. Casa $199 checkout (checked 2026-10-14) covers the 63-hour course and included study tools. RE 1, Livescan, and Pearson fees are paid separately to those providers.
- Can I use these formulas without buying Casa?
- Yes. The commission, proration, LTV, and $0.70 documentary stamp methods apply to any candidate with a DBPR-approved school certificate. State fees and closing taxes stay outside Casa tuition.
