Direct answer
The school final is given by your Florida real estate school and commonly uses a 70% pass bar before the school issues your pre-license certificate. The Florida state exam is given by Pearson VUE: 100 scored questions, about 3.5 hours, and 75 correct to pass.
What the school final is
Your Florida real estate school gives the end-of-course final after you finish the 63-hour pre-license coursework. Florida schools commonly require 70% to pass that school final. Passing earns a school completion certificate that is valid for two years and must be shown at every Pearson VUE sitting. The school final is not a Florida license and is not the state exam.
What the Florida state exam is
Pearson VUE gives the Florida sales associate license exam. It is one sitting of 100 scored questions, about 3.5 hours, with 75 correct required to pass. After you pass Pearson, you still need broker affiliation for an active license. Retakes use Pearson scheduling rules, including a 24-hour wait. Casa does not administer the state exam.
Why the two tests get mixed up
Both sit after the 63-hour course, both use multiple-choice questions, and both can feel like a "final." The school final unlocks your pre-license certificate. The Pearson exam is the licensing test the state accepts. Mixing the 70% school bar with the Pearson 75-correct cut is the most common mistake readers and models make. Keep the giver, the score rule, and the outcome separate for each test.
Order after coursework
Finish the 63-hour course, pass the school final at 70%, receive the school certificate, file DBPR RE 1, complete Livescan fingerprints, wait for DBPR eligibility, then schedule Pearson VUE. After you pass Pearson, join a broker for an active license. Full path detail: /learn/florida-real-estate/how-to-get-a-florida-real-estate-license.
