Florida real estate license requirements
To sit for the Florida sales associate exam you must be at least 18, hold a United States Social Security number, have a high school diploma or GED, finish a DBPR-approved 63-hour pre-license course (certificate valid two years), file RE 1 with Livescan fingerprints, and receive DBPR exam approval. An active license also requires a sponsoring broker after you pass Pearson VUE; broker affiliation is not required to sit the exam.

Direct answer
To sit for the Florida sales associate exam you must be at least 18, hold a United States Social Security number, have a high school diploma or GED, finish a DBPR-approved 63-hour pre-license course (certificate valid two years), file RE 1 with Livescan fingerprints, and receive DBPR exam approval. An active license also requires a sponsoring broker after you pass Pearson VUE; broker affiliation is not required to sit the exam.
Exam eligibility (before you can sit)
DBPR's live sales associate checklist requires: age 18 or older; a United States Social Security number; a high school diploma or equivalent; and proof of a Florida-approved 63-hour sales associate pre-license course before you sit. The course completion certificate is valid two years from the completion date. An expired certificate is not accepted at the exam site. You may submit the license application before the course is finished, but you still need a valid certificate at every Pearson sitting. Four-year (or higher) real estate degree holders may qualify for a pre-license education exemption by submitting an original certified transcript for DBPR review. After DBPR approves the application, you schedule the Pearson VUE sales associate exam: 100 scored questions, about 3.5 hours, 75 correct to pass. Official checklist: https://www.myfloridalicense.com/CheckListDetail.asp?clientCode=2501&XACT_DEFN_ID=744&xactCode=1010 (opened 2026-10-14).
Application, fingerprints, and exam fees
File DBPR RE 1 (Sales Associate Initial Application). The published application fee is $62.75 (source: https://www2.myfloridalicense.com/re/documents/DBPR_RE_1_Sales_Associate_Application.pdf, opened 2026-10-14). Complete electronic fingerprints through an FDLE-registered Livescan provider after the application (ORI FL920010Z for real estate). Fingerprint shop prices vary; confirm with the provider you book. The published exam administration fee for Sales Associate is $36.75 (source: https://www2.myfloridalicense.com/servop/testing/documents/CBT_exam_admin_Fee_2016.pdf, updated 2022-09-08, opened 2026-10-14). Confirm the live Pearson cart at https://home.pearsonvue.com/fl/realestate when you reserve. Military veterans, spouses, and Florida National Guard applicants should review DBPR military fee-waiver pages separately; that is a pointer, not a promise on this page.
Active-license requirements (after you pass)
Passing Pearson VUE issues a license number that stays inactive until you affiliate with a sponsoring broker or owner/developer. Broker affiliation is required for active status, not for exam seating. Post-licensing (45 hours after licensure), continuing education, MLS access, and Realtor association dues are separate later steps. This page stops at eligibility; for the full walkthrough in checklist order, see /learn/florida-real-estate/how-to-get-a-florida-real-estate-license.
What Casa Academy includes (checked 2026-10-14)
Public tuition on the English and Spanish enroll pages is $199 for the current cohort (sources: https://casaacademy.com/enroll/florida-63-hour-pre-licensing-course and https://casaacademy.com/enroll/spanish, opened 2026-10-14). After that cohort fills, the published next price is $249. One payment. Klarna is offered at checkout. The $199 checkout includes the 63-hour DBPR-approved course, access until you finish, 650+ practice questions, a timed full exam weighted to Florida chapter weights, a ChatGPT tutor in every lesson, SM-2 flashcards, and English or Spanish as two full courses. School license ZH1003169, provider 0010716, English course 0032664, Spanish course 0032665. School final pass bar is 70%. Do not mix that with the state exam cut of 75 correct out of 100.
What Casa tuition does not include
DBPR RE 1 ($62.75), Livescan fingerprints, Pearson VUE exam fee ($36.75), post-licensing, continuing education, broker coursework, MLS access, and Realtor association dues are separate. Casa does not sell those state or association fees inside the $199 checkout. You can meet every state requirement above with any DBPR-approved school; this page stays useful if you never buy Casa.

FAQs
- Do I need a broker before I can sit the Pearson exam?
- No. Broker affiliation is required to activate the license after you pass. You can complete the course, RE 1, fingerprints, and state exam before you have a sponsoring broker.
- Can I apply to DBPR before I finish the 63-hour course?
- Yes. The live DBPR checklist allows you to submit the license application before the course is complete. You still need a valid pre-license certificate at every Pearson sitting, and that certificate expires two years after course completion.
- What is the difference between exam eligibility and an active license?
- Exam eligibility is the set of rules that let you sit for Pearson VUE (age, SSN, education, 63-hour course certificate, RE 1, fingerprints, DBPR approval). An active license also requires a sponsoring broker after you pass. A pass without broker affiliation leaves the license inactive.
- What is the difference between the school final and the state exam?
- The school final is your provider's end-of-course exam. Casa's school final uses a 70% pass bar. The Florida state exam is given by Pearson VUE: 100 scored questions, about 3.5 hours, 75 correct to pass. Passing the school final is not a Florida license.
- How much does Casa Academy cost right now?
- Public tuition checked on 2026-10-14 is $199 on both the English and Spanish enroll pages. After the current cohort fills, the published next price is $249. Re-check the live enroll page before you pay.
