Florida exam study guide

How to use free practice before test day

Use the interactive exam above first. This guide explains what Florida tests, where to verify official facts, and which Casa Academy hubs to open when you find weak topics.

How the free Florida practice exam works

The interactive block at the top of this page is a real practice session, not a static sample. You answer Florida sales associate questions one at a time, see whether your choice was correct, and read an explanation before moving on. The first block is open to everyone. Create a free account to unlock the rest of the set and keep your progress. After each block you can open the AI tutor on any missed item, review weak topics, or jump to full exam prep when you want timed simulations and history.

What the Florida sales associate exam tests

Florida’s licensing exam checks whether you can apply pre-licensing concepts under time pressure. Expect scenario-style multiple choice on agency, contracts, financing, fair housing, math, and Florida-specific law. The state exam is not a vocabulary quiz: questions often describe a transaction and ask what the licensee should do next. Casa Academy maps every bank item to one of twenty exam topics and to the FREPSA chapter outline so your practice matches how the course and the state blueprint are organized.

Verified exam format, timing, and passing score

Pearson VUE proctors Florida’s computer-based sales associate exam. The appointment is typically 100 scored multiple-choice questions in 3.5 hours. Florida requires 75% to pass at the testing center. That is higher than Casa Academy’s 70% course final threshold, so treat 75% on practice sets as your working target before you schedule. Confirm current fees, ID rules, and scheduling steps on DBPR and Pearson VUE before you book.

National versus Florida exam content

Most Florida items draw on national real estate principles (agency, contracts, valuation, fair housing, math). A smaller share tests Florida statutes, DBPR rules, and state-specific disclosures. Do not assume another state’s practice exam prepares you for Florida wording or citations. Casa Academy’s free set uses Florida pre-licensing items only. For a national orientation page that explains how state exams differ, use the real estate practice exam hub and return here when you want Florida-specific reps.

Major topic areas to review

Use the topic directory below to jump into Florida exam explainers when a missed question points to a weak area. Twenty topics cover the full outline: licensing rules, brokerage relationships, property rights, contracts, leases, financing, valuation, fair housing, disclosures, investment and taxation, real estate math, closing, agency law, land use, legal descriptions, title insurance, environmental hazards, property management, ethics, and market analysis. After practice, drill the topics with the lowest accuracy first.

Real estate math on the Florida exam

Math items appear throughout the exam, not in a separate section. Commission splits, prorations, area calculations, and loan-to-value scenarios are common. When you miss a math question here, re-read the explanation, write out the steps, and retry a similar item from the same topic. For chapter-level math study, use the pre-licensing study guides for financing and closing chapters linked below, then return to free practice to test recall under exam conditions.

A practical study plan after free practice

Run at least one full free block, then list your three weakest topics from the explanations. Week one: review those topic hubs and high-weight chapters (2, 4, 5, 8, 9, 10, 11, 12, 14, and 16 cover about 80% of the state exam). Week two: alternate custom topic drills in full exam prep with timed simulations. Week three: take a full 100-question practice exam, review only missed items, and schedule Pearson VUE when two consecutive timed attempts meet the 75% bar.

How to learn from explanations and weak topics

Read each explanation even when you guessed correctly. Note the rule or formula the item tested, not just the letter you picked. Use the AI tutor to ask why a distractor was wrong when the rationale is still unclear. In full exam prep, weak-topic cards and chapter breakdowns rank what to review next. Mark mistakes as understood only after you can state the concept in your own words without looking at the answer key.

Test-day preparation checklist

Before exam day, confirm your DBPR application status, bring acceptable ID listed by Pearson VUE, and know your testing center address and arrival time. Avoid cramming new chapters the night before; light review of missed topics and math formulas is enough. Get normal sleep, arrive early, and use the on-screen flag feature during the exam to revisit hard items after you finish the pass.

Open a topic hub when free practice shows a gap. Each hub links related questions and study paths without duplicating this page.

How Casa Academy exam pages work together

This page: free interactive Florida practice

/free-exam-prep is the acquisition feeder. Start here for instant feedback, explanations, and the AI tutor on a free Florida question set. It is not a separate SEO hub competing with Florida exam authority pages.

Florida exam authority hub

/florida-real-estate-exam hosts Florida-specific topic explainers, chapter weights, and question spokes. Use it when you need depth on one topic after practice, not before your first interactive block.

National practice exam directory

/real-estate-practice-exam orients candidates in any state, links official regulators, and routes to this Florida demo until additional state banks ship. It does not replace Florida-specific study when you are testing in Florida.

Frequently asked questions

Is this free Florida practice exam the same as the Pearson VUE test?
No. Casa Academy questions are for study only. They follow Florida pre-licensing topics and exam-style wording, but only Pearson VUE delivers the official scored licensing exam. Use this page to build skills, then confirm rules and scheduling on DBPR and Pearson VUE.
How many free questions can I answer before signing up?
Anonymous visitors can complete the first practice block. Create a free account to unlock the remaining questions in the set and resume later without losing your answers.
What score should I aim for before scheduling the state exam?
Treat 75% on timed practice as your working target because that is Florida’s passing threshold at Pearson VUE. The course final exam uses a 70% standard, so a passing course grade alone does not mean you are state-exam ready.
Which chapters matter most for Florida?
Focus first on chapters 2, 4, 5, 8, 9, 10, 11, 12, 14, 16. Together they cover about 80% of the 100-question state exam according to Florida’s published exam blueprint weights.
How is this page different from the Florida exam hub?
This page leads with the interactive exam. The Florida exam hub at /florida-real-estate-exam provides topic articles, chapter guidance, and individual question explainers. Use both: practice here first, then deep-dive weak topics on the hub.
Can I use this page if I am studying for another state?
The question bank is Florida-specific. Visit /real-estate-practice-exam for a national orientation and state directory, and use only state-approved materials for non-Florida licenses.
