Utah Real Estate Practice Exam

Utah salesperson candidates take a general (national) section and a Utah state-law section during one computer-based appointment administered by Pearson VUE. The general portion includes 80 scored multiple-choice questions plus five unscored pretest items. The Utah state portion includes 50 scored multiple-choice questions plus five to ten unscored pretest items. Pearson VUE allocates four hours for the combined session. You must achieve a scaled score of at least 70 on the general section and at least 70 on the Utah state section to pass. Pearson VUE converts raw performance to scaled scores from 0 to 100; the scaled score is not a simple percentage of correct answers. Numeric scaled scores appear on failing reports; passing candidates receive pass/fail reporting without a published numeric score on the passing section. Report at least 30 minutes early; walk-in appointments are not available.

Pearson VUE publishes separate content outlines for the general/national and Utah state portions. Treat them as two study plans even though they share one appointment. The state outline weights below reflect Pearson VUE's published item counts for the 50-question Utah block.

• General portion (80 items): property ownership, land use controls, valuation, financing, contracts, agency, practice of real estate, disclosures, and real estate math per the April 2025 national outline.
• Utah state portion: licensee practice (15 to 17 items), licensing through RELMS (8 items), and closing statements (6 to 8 items).
• Utah agency and forms: buyer, seller, and limited agency duties, exclusive brokerage agreements, and the Real Estate Purchase Contract (REPC).
• Trust accounts and office procedures: records, documents, branch offices, and earnest money handling.
• Enforcement and recovery: complaint investigation, administrative action, and the Real Estate Education, Research and Recovery Fund.
• Utah-specific topics: water rights and appropriation, adverse possession, statute of Frauds, property disclosures, and advertising standards.

Utah salesperson candidates must satisfy Division education, examination, and application requirements before the Division issues a license. Review current Division and Pearson VUE instructions before applying because fees, forms, and processing rules can change.

• Be at least 18 years old when you apply for licensure.
• Complete 120 classroom hours of Division-approved salesperson prelicensing education and obtain a Candidate Education Certifying Document stamped by your certified school.
• Pass both Pearson VUE exam sections (scaled score of 70 on the general portion and scaled score of 70 on the Utah state portion) during one session or across retakes.
• Apply for your license within 90 days of passing both exam sections and within 12 months of completing prelicensing education, using UtahID and forms listed on your score report.
• Complete fingerprinting after submitting your license application. Digital fingerprint appointments at select Utah test centers require a separate $35 Pearson VUE scheduling fee plus Division fingerprint fees.
• Pay the $69 examination fee to Pearson VUE when you schedule. Division license application fees on your score report are separate from the exam provider fee.

If you pass one section but fail the other, you retake only the failed section within six months of passing the first section. After six months, you must retake the entire examination. Wait 24 hours after a failed attempt before scheduling a retake. Because Utah uses scaled scores rather than raw percentages, a strong general result cannot offset a failing Utah-law score.
