Two scored sections in one PSI appointment
Oregon broker candidates take a national section and an Oregon state section during one computer-based appointment administered by PSI. The national portion includes 80 scored multiple-choice questions in 150 minutes. The Oregon state portion includes 50 scored multiple-choice questions in 90 minutes. PSI schedules both sections in one 240-minute appointment. You must achieve at least 75% on the national section and at least 75% on the state section to pass. That means at least 60 correct answers on the national section and at least 38 correct answers on the state section. PSI may include experimental questions that do not count toward your score but do count against your time. Results display on screen when you finish. If you pass only one section, that passing score remains valid for 12 months while you retake the failed section.
What is on the Oregon real estate exam?
PSI publishes national and Oregon state content outlines in the Oregon real estate candidate information bulletin. The counts below reflect the current broker exam format; individual test forms may vary slightly within each category.
- National portion (80 scored items): property ownership and land use, valuation and market analysis, contracts, agency relationships, financing, practice of real estate, and disclosures per the PSI broker national content outline
- Oregon real estate related statutes (15 items): ORS Chapter 696 licensing law, Oregon land use statutes, statewide planning goals, construction lien law, and stigmatized property disclosure rules
- Regulation of broker activities (12 items): brokerage office requirements, advertising rules, trust account handling, and prohibited conduct under Oregon Administrative Rules
- License law and disciplinary measures (6 items): grounds for discipline, complaint process, and license renewal obligations
- Agency law and rules (5 items): disclosed limited agency, buyer and seller representation duties, and required brokerage disclosures
- Document handling, recordkeeping, property management, and client funds (12 items combined): transaction file rules, Oregon Residential Landlord and Tenant Act basics, and earnest money handling
What are Oregon's real estate license requirements?
Oregon's entry-level license is the broker license. Review the current Oregon Real Estate Agency broker licensing page and PSI bulletin before applying because fees and forms can change.
- Be at least 18 years old and hold a high school diploma, GED, or international equivalent before licensure.
- Register in eLicense, apply for a broker license, and pay the $300 nonrefundable application fee to receive an Applicant ID by email.
- Complete 150 hours of Agency-approved broker pre-license education across seven course sections, then provide your Applicant ID to the school so it can notify PSI electronically that you are eligible to schedule.
- Register with PSI at test-takers.psiexams.com/orre or call (833) 892-5441, pay the $75 examination fee, and pass both national and Oregon state exam sections with at least 75% on each.
- Complete fingerprinting through PSI at a test center (unless an exemption applies) and affiliate with a managing principal broker before performing brokerage services after licensure.
Retakes, license activation, and how to study for split scoring
If you pass one section but fail the other, you retake only the failed section and pay another $75 examination fee to PSI. The passing score for the section you cleared remains valid for 12 months. If you do not pass the remaining section within that window, both sections must be retaken. Passing scores are valid for one year from the date you pass, and you must activate your broker license within that period or retake the examination. After passing both sections, affiliate with a managing principal broker before performing brokerage services. Because Oregon uses a 75% threshold on both sections scored independently, a strong national score cannot offset a failing Oregon-law result. Weight timed practice toward Oregon land use statutes, disclosed limited agency, trust account rules, and ORS 696 licensing violations for the 50-item state block, then review national contracts, financing, and fair housing for the 80-item national block. Frequently asked questions
What are Oregon's real estate license requirements?
Oregon's entry-level license is the broker license. You must be at least 18 with a high school diploma or GED, register in eLicense and pay the $300 nonrefundable application fee, complete 150 hours of Agency-approved broker pre-license education, pass both PSI exam sections with at least 75% on each, complete fingerprinting through PSI, and affiliate with a managing principal broker after licensure. Exam scores and background check clearances are each valid for one year.
How hard is the Oregon real estate exam?
Difficulty depends on preparation, but the split format adds planning pressure. You must score at least 75% on both the 80-question national section and the 50-question Oregon state section independently. Oregon assigns half of all scored items to state law, so candidates who under-prepare for ORS 696, Oregon land use statutes, disclosed limited agency, and trust account rules often pass the national block but fail the state section.
How many questions can you miss on the Oregon real estate exam?
Under the current 75% passing standard, you need at least 60 correct answers on the 80-question national section (up to 20 wrong) and at least 38 correct on the 50-question state section (up to 12 wrong). Sections are scored independently, so meeting one threshold does not offset a failing score on the other. PSI may add experimental questions that do not count toward your score.
How many times can you take the Oregon real estate exam?
If you pass one section but fail the other, retake only the failed section and pay another $75 PSI examination fee. The passing score for the cleared section remains valid for 12 months. If you do not pass the remaining section within that window, both sections must be retaken. Passing scores are valid for one year from the date you pass, and you must activate your broker license within that period or retake the examination.
What is on the Oregon real estate exam?
The broker appointment covers 130 scored items plus possible experimental questions. The national portion follows PSI's broker outline (ownership, contracts, agency, financing, and fair housing). The Oregon state portion emphasizes ORS 696 statutes, regulation of broker activities, license law and discipline, disclosed limited agency, Oregon land use law, construction lien statutes, and property disclosure requirements per the PSI state content outline.
How much does the Oregon broker exam and license cost?
Oregon Real Estate Agency and PSI list separate fees: $300 nonrefundable broker application fee through eLicense, $75 PSI examination fee per attempt, and pre-licensing course tuition paid to your approved school. Fingerprinting at a PSI test center carries an additional fee. Confirm current amounts in the PSI candidate bulletin and on the OREA broker licensing page before submitting payment.
Does Casa Academy offer Oregon-specific practice questions?
