Missouri Real Estate Practice Exam

Missouri salesperson candidates take a national section and a Missouri state section during one computer-based appointment administered by PSI. The national portion includes 100 scored multiple-choice questions with 150 minutes allowed. The Missouri state portion includes 40 scored multiple-choice questions with 120 minutes allowed. You must achieve at least 70% on the national section and at least 75% on the state section to pass. Each portion is scored independently, so a strong national performance cannot offset a failing Missouri-law result. PSI may include five to ten unscored experimental questions that do not count toward your score but do count against your time. Results display on screen when you finish, and PSI emails a diagnostic score report if you fail either section.

PSI splits the Missouri salesperson exam into a national real estate principles portion and a Missouri state law portion. Because each portion has its own passing threshold, weak performance on either section fails the attempt regardless of the other score.

• National portion (100 scored items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, transfer of title, practice of real estate, and real estate calculations per PSI's national content outline.

• High-weight Missouri topics: business conduct and practices carries 17 of 40 state items, covering advertising, listings, earnest money handling, standard forms, closing statements, and commission rules.
• Study priority: drill national math and financing concepts under the 150-minute national limit, then block separate time for MREC licensing law, agency disclosure duties, and earnest-money dispute rules on the 40-item state outline.

Missouri salesperson candidates must complete MREC education before PSI testing and finish MREP before licensure. Review the current PSI Candidate Information Bulletin and MREC application instructions before applying because fees and processing rules can change.

• Be at least 18 years old when you apply for a Missouri salesperson license.
• Complete a 48-hour pre-exam salesperson course from an MREC-accredited Missouri real estate school and earn a Certificate of Satisfactory Completion on or before your exam date.
• Pass both the national and Missouri state exam portions, then complete the 24-hour Missouri Real Estate Practice Course (MREP) before submitting your license application. MREP may be taken before or after the exam.
• Submit your complete license application within six months of finishing the 48-hour pre-exam course. If you pass one exam section at a sitting and the other later, submit within six months of your first passing section score.
• Register with PSI at test-takers.psiexams.com/more, pay the $52 examination fee (covering one or both portions), and arrive 15 minutes early with valid government-issued photo identification matching your PSI registration exactly.
• PSI registration fees are non-refundable and expire one year after payment if you do not test. MREC license application fees and course tuition are separate costs listed on pr.mo.gov.

Read the PSI content outlines first, then drill national concepts such as contracts, agency, and financing under timed conditions that respect the 150-minute national limit. Block separate study time for Missouri business conduct rules, brokerage relationship disclosure, earnest money handling, and standard-form requirements because those topics dominate the 40-item state portion.
