Wyoming Real Estate Practice Exam

Wyoming salesperson candidates take a national section and a Wyoming state-law section administered by Pearson VUE. The national portion includes 80 scored multiple-choice questions plus five unscored pretest items in 2.5 hours. The Wyoming state portion includes 40 scored multiple-choice questions plus five to ten unscored pretest items in 1.5 hours. You may schedule both portions in one appointment or reserve them separately. Pearson VUE converts raw performance to scaled scores from 0 to 100. You need a scaled score of at least 75 on the national portion and at least 75 on the Wyoming portion to pass. Passing candidates receive pass or fail reporting only; failing candidates also receive a numeric scaled score and diagnostic feedback. Report at least 30 minutes early with two valid IDs matching your registration name exactly.

Pearson VUE publishes separate content outlines for the national and Wyoming state portions. Treat them as two study plans even when you schedule both in one visit. The state outline weights below reflect Pearson VUE's published priorities for the 40-question Wyoming block.

• National portion (80 items): property ownership, land use controls, valuation, financing, contracts, agency, practice of real estate, disclosures, and real estate math per the Pearson VUE national content outline.
• Wyoming state portion: WREC investigative and disciplinary powers, licensing and renewal requirements, and statutes governing licensee conduct.
• Advertising, affiliation, and agency: advertising rules, broker and salesperson affiliation changes, designated licensees, and intermediary relationships.
• Trust funds and compliance: compensation and disclosure duties, handling of client documents and trust funds, errors and omissions insurance, and the Real Estate Recovery and Education Fund.
• Wyoming property and practice topics: Wyoming land descriptions, landlord and tenant law, foreclosure and redemption, and broker price opinions.
• National math items may require acreage (43,560 square feet per acre) and proration details when the item specifies a 360- or 365-day year and whether closing day counts for the buyer or seller.

Wyoming salesperson candidates must satisfy WREC education, examination, and application requirements before the Commission issues a license. Review current WREC and Pearson VUE instructions before applying because fees, forms, and processing rules can change.

• Be at least the age of the majority before taking the exam and applying for licensure.
• Complete WREC-approved pre-licensing coursework and gather proof of course completion before scheduling with Pearson VUE.
• Pass both Pearson VUE exam portions at a scaled score of 75 on the national section and scaled score of 75 on the Wyoming state section during one session or across retakes.
• Submit fingerprint cards with the Attorney General fee and complete WREC's licensing application within 90 days of your last passing exam date.
• Provide proof of errors and omissions insurance and pay the $300 WREC licensing fee when you submit your license application.
• Pay Pearson VUE exam fees at reservation: $80 per portion at a physical test center or $90 per portion through OnVUE online proctoring. National and state portions are reserved and paid separately unless you schedule both in one appointment.

If you pass one portion but fail the other, you may retake only the failed portion after a 24-hour waiting period. You must pass the failed portion within six months of the date you passed the first portion. If you do not pass within that window, you must retake both the national and Wyoming sections. Because Wyoming uses scaled scores rather than raw percentages, a strong national result cannot offset a failing Wyoming-law score.
