Virginia Real Estate Practice Exam

Virginia salesperson candidates take a national portion and a Virginia state-law portion during one computer-based appointment administered by PSI. The national portion includes 80 scored multiple-choice items in 105 minutes. The Virginia state portion includes 40 scored items in 45 minutes, for 150 minutes total. Unscored experimental items may appear but do not affect your score. Virginia uses asymmetric pass thresholds: at least 70 percent on National (56 correct out of 80) and at least 75 percent on State (30 correct out of 40). A strong National score does not offset a State score below 75 percent. PSI displays your result on screen at the end of the exam and emails a score report. If you pass one portion and fail the other, you retake only the failed portion. You cannot schedule a new attempt on the same day you tested, but unsuccessful candidates may retest within about two business days when seats are available. Your completed license application must reach DPOR within one year of your initial examination date or you must retake any expired portion.

PSI Candidate Information Bulletin #466 effective February 2026 organizes the Virginia salesperson exam into a national real estate principles block and a Virginia statutes-and-regulations block. Treat them as two study plans even though they share one appointment.

• National portion (80 scored items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, property management, transfer of title, practice of real estate, and real estate calculations per the PSI national content outline.
• Virginia licensing law: qualifications, disciplinary procedures, license types, broker supervisory requirements, and license maintenance including continuing education.
• Escrow accounts, record-keeping requirements, and Board audit rules for handling client funds.
• Virginia disclosure requirements: Residential Property Disclosure Act, septic and stigmatized-property rules, HOA and POA delivery timing, and advertising standards.
• Agency definitions and relationships: limited service, designated and dual agency, brokerage agreements, and duties to clients versus customers.
• Virginia Fair Housing Law, Virginia Condominium Act, Residential Landlord and Tenant Act, and Property Owner's Association Act.

Virginia salesperson candidates must satisfy DPOR education, examination, fingerprinting, and application requirements before the Real Estate Board issues a license. Review current DPOR and PSI instructions before applying because fees, forms, and processing rules can change.

• Be at least 18 years old with a high school diploma or equivalent before testing or licensure.
• Complete 60 classroom hours in a DPOR-approved Principles of Real Estate course; your education provider must submit your eligibility record to PSI before you can schedule.
• Pass both PSI exam portions at the required thresholds: 70 percent on National (56/80) and 75 percent on State (30/40). Reciprocal applicants licensed in another state take only the State portion.
• Complete mandatory electronic fingerprinting for a state and national criminal history check before license issuance; PSI Virginia test centers offer walk-in fingerprinting during regular testing hours.
• Submit your license application and fees to DPOR within one year of your initial examination date; fingerprint results are valid for 90 calendar days after the Board receives them.
• Pay the $60 examination fee to PSI per attempt when you schedule. DPOR license application fees, fingerprint processing ($52 at PSI sites per the bulletin), and course tuition are separate charges.
