Vermont Real Estate Practice Exam

PSI delivers only the national portion for Vermont salesperson candidates. The exam includes 100 scored multiple-choice questions worth 100 points total, with 150 minutes to complete the appointment. You need a score of at least 70 to pass. PSI may include 5 to 10 experimental questions that do not affect your score, but they still count against your time. Your result appears on screen at the end of the session, and PSI provides a score report at the test center. If you fail, the diagnostic report shows strengths and weaknesses by content area so you can retarget study before scheduling again. You cannot book a new appointment on the same day you test; if you fail on a Wednesday, you can typically retest as soon as Friday depending on seat availability.

PSI publishes a national content outline for the Vermont salesperson exam. The percentages below are study-planning weights from PSI's bulletin, not a promise that every test form will contain the same number of questions from each category. About 13 calculation items appear on the salesperson national exam.

• Contracts (19%): contract law, purchase agreements, lease types, contingencies, and counteroffer handling.
• Agency (13%): agency relationships, listing and buyer-broker agreements, fiduciary duties, and agency disclosures.
• Practice of Real Estate (12%): fair housing, antidiscrimination rules, licensee duties, and federal legislation affecting transactions.
• Property Ownership (10%): legal descriptions, encumbrances, easements, and ownership types including condos and co-ops.
• Financing (10%): loan types, RESPA, Regulation Z, TRID disclosures, and the lending process from application through closing.
• Real Estate Calculations (7%): prorations, PITI estimates, seller net proceeds, buyer cash-to-close, and loan-to-value ratios.

Vermont salesperson candidates must satisfy Commission education, examination, and application requirements before OPR issues a license. Review current OPR and PSI instructions before applying because fees, forms, and processing rules can change.

• Be at least 18 years old before applying for a Vermont salesperson license.
• Complete at least 40 hours in a Commission-approved salesperson pre-licensing course from an OPR-listed education provider.
• Apply to the Vermont Real Estate Commission for eligibility, then pass the PSI national exam after receiving eligibility notification.
• Pass the OPR state exam embedded in the initial online license application. There is no separate PSI state exam fee.
• Pass both the PSI national exam and the OPR state exam within the two years immediately preceding your license application.
• Become affiliated with a Vermont-licensed principal broker and complete 8 hours of post-licensure education within 90 days after your initial license issues.

Since February 27, 2021, Vermont no longer administers the state real estate exam through an outside testing vendor. The Vermont State Real Estate Examination is now part of the initial online application process handled by OPR. The PSI examination fee is $110, non-refundable, and you must test within one year of payment. Arrive 15 minutes early with valid government-issued photo ID matching your registration name.
