South Carolina Real Estate Practice Exam

South Carolina associate candidates take a national section and a South Carolina state section during one computer-based appointment administered by PSI. The national portion includes 80 scored multiple-choice questions with 120 minutes allotted. The South Carolina state portion includes 40 scored multiple-choice questions with 80 minutes allotted (200 minutes total). About five to ten experimental items may appear but do not count toward your score. PSI reports pass or fail for each section independently. You must achieve at least 70% on the national section (56 of 80 correct) and at least 70% on the state section (28 of 40 correct). A strong national performance cannot offset a failing South Carolina-law result.

PSI publishes national and South Carolina state content outlines in the Candidate Information Bulletin. The state outline emphasizes Title 40, Chapter 57 license law and SCREC rules rather than generic national summaries. Individual test forms may vary slightly within each category.

• National portion (80 scored items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, practice of real estate, federal fair housing, and real estate math per PSI's national content outline
• SCREC licensing and commission rules (9 items): commission purpose and powers, activities requiring a license, license types, maintenance, and status changes
• Statutes governing licensee conduct (11 items): advertising, broker and salesperson relationships, commissions, disclosure of licensee interest, document handling, trust accounts, and license law violations
• South Carolina agency and non-agency relationships (11 items): permissible relationships, disclosure requirements, creation and termination of agency, and South Carolina agency contracts
• Additional South Carolina statutes (6 items): Consumer Protection Code, homestead exemption, Residential Landlord and Tenant Act, Vacation Rental Act, Residential Property Condition Disclosure Statement, South Carolina Fair Housing Law, and smoke detector law

First-time South Carolina candidates apply for an associate license after passing both exam sections. Review the current SCREC associate checklist and PSI bulletin before applying because fees and forms can change.

• Be at least 18 years old with a high school diploma or equivalent.
• Complete Unit I (60 hours of Fundamentals of Real Estate Principles and Practices) at an SCREC-approved school before SCREC approves your examination eligibility.
• Submit a completed associate application to SCREC with the $25 application fee, education transcripts, fingerprints, and any required background documentation.
• After SCREC approves eligibility, register with PSI at test-takers.psiexams.com/scre, pay the $63 examination fee for both portions in one session, and pass both sections with at least 70% within the one-year examination eligibility window.
• Complete Unit II (30 hours of Advanced Real Estate Principles) and submit proof to SCREC before the Commission issues your associate license; both Unit I and Unit II must be completed within five years before your application.
• Pay the $50 initial licensure fee (or $25 for Georgia and North Carolina reciprocity candidates), submit a Supervision Attestation form, and affiliate with a South Carolina licensed broker after SCREC confirms all requirements.

Because South Carolina uses a 70% threshold on both sections independently, build separate study blocks for the 40-item state outline (especially property condition disclosure, landlord-tenant law, vacation rental rules, South Carolina Fair Housing, and SCREC licensing statutes) and the 80-item national principles block. If you pass one section but fail the other, schedule a retake of only the failed portion for $55 before your one-year examination eligibility expires. PSI allows unlimited retests during that window.
