Pennsylvania Real Estate Practice Exam

Pennsylvania salesperson candidates take a National portion and a Pennsylvania State portion during one computer-based appointment. The National portion includes 80 scored multiple-choice questions with 150 minutes allotted. The Pennsylvania State portion includes 40 scored multiple-choice questions with 60 minutes allotted. Each portion may also include five to ten unscored pretest items that use exam time but do not affect your score. Pearson VUE reports pass or fail for each portion independently at 75% scaled through equating. A strong National score cannot offset a State score below 75%. Purchase both portions on the same order for the published combination exam fee discount; they do not need to be taken the same day. Your authorization to test runs five years from completing your first required education course, and passing scores remain valid for three years when you apply for licensure through PALS.

Pearson VUE publishes national and Pennsylvania state content outlines in Candidate Information Bulletin #093900. The state outline effective May 1, 2025 covers 40 scored items plus ten unscored pretest items. Individual test forms may vary slightly within each category.

• National portion (80 scored items): property ownership, land use, valuation, contracts, agency, financing, real estate practice, fair housing, disclosures, and real estate math per the Pearson VUE salesperson national content outline
• Real Estate Commission duties and procedures (8 items): Commission authority, complaints, hearings, and Real Estate Recovery Fund rules
• Licensure and exemptions (6 items): qualifications, activities requiring a license, renewal, change of employment, and license exemptions
• Agency and disclosure (8 items): agency relationships, licensee duties to parties, and compensation disclosure requirements
• Regulations governing licensee activities (10 items): advertising rules, broker and salesperson relations, trust funds and escrow accounts, prohibited conduct, and suspension or revocation grounds
• Miscellaneous Pennsylvania law (8 items): property disclosures, Pennsylvania contracts and forms, Pennsylvania Human Relations Act fair housing, time-shares, and rental and leasing rules

First-time Pennsylvania candidates apply for a Real Estate Salesperson license after passing both exam portions. Review the current PREC licensure processing guide and Pearson VUE handbook before applying because fees and forms can change.

• Complete 75 hours (5 credits) of Commission-approved basic real estate coursework from an accredited college or approved provider within five years before passing the licensing examination.
• Submit your salesperson exam application through Clarus at pare.useclarus.com with proof of education; Pearson VUE emails authorization instructions after PREC approves your eligibility record.
• Register with Pearson VUE, pay the examination fee at scheduling, arrive at least 30 minutes early with two valid signature IDs whose names exactly match your registration, and pass both National and Pennsylvania State portions with 75% scaled on each.
• After passing both portions, apply for licensure through PALS at pals.pa.gov within three years of your passing date, secure an employing broker who holds a valid Pennsylvania broker license, and provide criminal history record checks dated within 180 days of application.
• Out-of-state licensees actively licensed within the past five years may qualify for a National portion waiver and take only the Pennsylvania State exam after submitting a current certification of licensure to Pearson VUE.

If you pass one portion but fail the other, retake only the failed portion within your five-year authorization window. You may not retake a portion you already passed during that authorization period. OnVUE online proctoring is available with a seven-day waiting period between remote attempts on the same portion.
