Oklahoma Real Estate Practice Exam

Provisional Sales Associate candidates take a National portion and an Oklahoma State portion during one computer-based appointment. The National portion includes 80 scored multiple-choice questions with 150 minutes allotted. The Oklahoma State portion includes 40 scored multiple-choice questions with 90 minutes allotted. Each portion also includes five to ten unscored pretest items that use exam time but do not affect your score. Pearson VUE reports pass or fail for each portion independently at 70% scaled. A strong National score cannot offset a State score below 70%. Purchase both portions on the same order for the published two-for-one exam fee discount; they do not need to be taken the same day.

Pearson VUE publishes national and Oklahoma state content outlines in Candidate Information Bulletin #093800. The counts below reflect the Provisional Sales Associate exam effective April 2, 2024; individual test forms may vary slightly within each category.

• National portion (80 scored items): property characteristics and legal descriptions, ownership and title transfer, valuation and appraisal, contracts and agency, real estate practice and fair housing, property disclosures and environmental issues, financing and settlement, and real estate math per the June 2025 salesperson national outline
• Oklahoma state portion (40 scored items): Laws and Rules Affecting Oklahoma Real Estate Practice (20 items), including OREC authority, associate license requirements, advertising rules, license maintenance, complaint process, and prohibited dealings
• Oklahoma Broker Relationships Act (8 items): duties owed to parties, broker-associate relationships, confidentiality, and required brokerage disclosures
• Property management (6 items): license requirements, trust accounts and security deposits, landlord-tenant duties, and lease terms under Oklahoma law
• Disclosures and hazards (6 items): residential property disclosure and disclaimer statements, licensee duties, exemptions, and psychologically impacted property rules

First-time Oklahoma candidates apply for a Provisional Sales Associate license. Review the current OREC How to Obtain a License page and Application and Exam FAQs before applying because fees and forms can change.

• Be at least 18 years old, a U.S. citizen or lawful permanent resident, and complete an OREC-approved 90-hour pre-licensing salesperson course valid within three years of course completion.
• Schedule an IdentoGO live-scan fingerprint appointment using service code 2B7NR3 and pay the IdentoGO processing fee before OREC can approve your application.
• Submit an online Provisional Sales Associate application to OREC with the $35 application processing fee, proof of citizenship, and your pre-licensing certificate of completion.
• After OREC approves your application, register with Pearson VUE using your Authorization to Test email, pay the exam fee at scheduling, and pass both National and Oklahoma State portions with at least 70% scaled within the one-year authorization window.
• Within 48 hours of passing both portions, select a sponsoring brokerage in the OREC Application Portal, pay the provisional license issuance fee ($100 per OREC fee schedule), and complete 45 hours of post-license education before the provisional license expires.

Because Oklahoma requires 70% scaled on both portions, build separate study blocks for the 40-item state outline (especially OREC rules, Oklahoma Broker Relationships Act duties, trust accounts, and property management) and the 80-item national principles block.
