Ohio Real Estate Practice Exam

Ohio salesperson candidates take a national section and an Ohio state section during one computer-based appointment administered by PSI. The national portion includes 80 scored multiple-choice questions with 120 minutes allotted. The Ohio state portion includes 40 scored multiple-choice questions with 60 minutes allotted. About five to ten experimental items may appear but do not count toward your score. PSI reports pass or fail for each section independently. You must achieve at least 70% on the national section and at least 70% on the state section to pass. A strong national performance cannot offset a failing Ohio-law result.

PSI publishes content outlines in the Ohio Candidate Information Bulletin. The counts below reflect the two-thirds national and one-third state split required by Ohio Administrative Code 1301:5-1-05; individual test forms may vary slightly within each category.

• National portion (80 scored items): real estate practice, property ownership, land use controls, valuation, financing, contracts, agency, federal fair housing, and general real estate math per PSI's national content outline
• Ohio state portion (40 scored items): Ohio Real Estate Commission rules, licensing and renewal steps, brokerage relationships under Ohio agency law, and Ohio Fair Housing
• High-yield Ohio rules include commission payments through the broker only, document handling and record keeping, client fund handling, team and business-name advertising, inducements, recovery fund basics, and brokerage disclosure duties
• The state portion also tests post-license education and continuing education requirements at a high level; study Ohio Revised Code Chapter 4735 and Ohio Administrative Code Chapter 1301:5 alongside the PSI bulletin

Ohio salesperson candidates must satisfy Division education, application, and examination rules before a license is issued. Review the current Division and PSI pages before applying because fees and forms can change.

• Be at least 18 years old with a high school diploma or equivalent if born after 1950, and be sponsored by an Ohio broker who certifies your application.
• Complete 100 hours of pre-licensing instruction at an institution of higher education: 40 hours real estate practice, 40 hours Ohio real estate law with civil-rights instruction, 10 hours appraisal, and 10 hours finance per Ohio Revised Code 4735.09.
• Submit a completed Salesperson Examination Application with the $81 processing fee to the Division, proof of education, broker recommendation, and complete Ohio and FBI background checks.
• After the Division approves eligibility, PSI mails your Candidate Information Bulletin; register at test-takers.psiexams.com/ohre and pay the $63 examination fee directly to PSI.
• Pass both the national and state exam portions with at least 70% within the 12-month eligibility period that begins when the Division notifies PSI of your testing eligibility.
• After licensure, complete 20 hours of post-license education within 12 months of issuance and satisfy continuing education rules to keep the license active.

Because Ohio uses a 70% threshold on both sections, build separate study blocks for the 40-item state outline (especially commission rules, recovery fund, broker-only payments, and Ohio Fair Housing) and the 80-item national principles block. If you pass one section but fail the other, submit a retake application and new $81 Division fee, then schedule only the failed portion before your 12-month eligibility expires. Ohio Revised Code 4735.09 places no limit on retake attempts, but each retake requires a new Division application fee and PSI examination fee.
