Nevada Real Estate Practice Exam

Nevada salesperson candidates take a General (national) section and a Nevada State section during one Pearson VUE appointment. The General portion includes 80 scored multiple-choice questions with 150 minutes allowed plus five to ten unscored pretest items. The Nevada State portion includes 40 scored multiple-choice questions with 90 minutes allowed plus five to ten unscored pretest items. You need at least 75% on the General portion (60 of 80 correct) and at least 75% on the State portion (30 of 40 correct) to pass. Each portion is scored independently, so a strong General result cannot offset a failing Nevada-law score. A built-in on-screen calculator is available for the salesperson exam; personal calculators are not permitted. Results display at the test center when you finish. Failing candidates receive a numeric score and diagnostic feedback; passing candidates receive pass reporting only.

Pearson VUE splits the Nevada salesperson exam into a national real estate principles portion and a Nevada state law portion. Because each portion has its own 75% passing threshold, weak performance on either section fails the attempt regardless of the other score.

• General portion (80 scored items): property characteristics and legal descriptions, ownership and title transfer, valuation, contracts and agency, real estate practice and fair housing, property disclosures and environmental issues, financing and settlement, and real estate math per the national content outline effective April 1, 2025.
• Nevada state portion (40 scored items): NRED duties and disciplinary powers, licensing requirements and maintenance, agency relationships and duties owed, license practice and broker supervision, required disclosures, contracts and earnest money handling, and special topics including timeshares and common-interest communities.
• High-weight Nevada topics: Agency and duties owed (20%), license practice (24%), disclosures (20%), and contracts (23%) carry the heaviest weights on the 40-item state portion per the Nevada salesperson content outline effective January 15, 2025.
• Statute focus: Nevada Revised Statutes Chapter 645 and Nevada Administrative Code Chapter 645 govern licensing, agency, disclosures, trust funds, advertising, and commission enforcement tested on the state section.

Nevada salesperson candidates must complete NRED education and background screening before Pearson VUE testing and finish license application steps after passing both portions. Review the current NRED forms and Pearson VUE handbook before applying because fees and hour requirements can change.

• Complete 120 hours of NRED-approved pre-licensing education for applicants beginning October 1, 2021: 45 hours Real Estate Principles plus 45 hours Real Estate Law with at least 18 hours of Nevada law (see NRED Form 502 for approved schools).
• Pay the examination fee through the NRED portal at red.prod.secure.nv.gov and receive Authorization to Test before Pearson VUE will schedule your appointment; exam fees are not collected at the test center.
• Complete fingerprint-based background screening through an approved fingerprint vendor (Form 619) before or alongside your licensing application.
• Pass both the General and Nevada State exam portions with at least 75% on each section, then submit Form 549 with passing exam results dated within the last 12 months.
• Pay the $125 salesperson license fee and provide proof of education when applying to NRED; submit the license application within 12 months of passing the examination.
• Examination fees ($100 combination when both portions are scheduled the same day, or $100 per portion separately) are paid to NRED; pre-licensing course tuition, fingerprint fees, and license fees are separate charges published in the Pearson VUE handbook and on red.nv.gov.

Read Pearson VUE publications 092900 and 092901 first, then drill national concepts such as contracts, agency, financing, and fair housing under timed conditions that respect the 150-minute General limit. Block separate study time for NRS Chapter 645 agency duties, residential and common-interest community disclosures, earnest money handling, advertising rules, and broker supervision because those topics dominate the 40-item state portion.
