Mississippi Real Estate Practice Exam

The salesperson exam includes 80 scored General (national) items and 40 scored Mississippi State items when you take both portions in one appointment. PSI allots 2.5 hours for the General portion and 1.5 hours for the State portion, for four hours total. PSI may also include five to ten unscored experimental questions that do not affect your score but do count against your time. You must answer at least 70 percent of the General items correctly and at least 75 percent of the State items correctly to pass. Each portion is scored independently. Failing one portion means failing the exam for that attempt even if you pass the other section.

PSI splits the Mississippi salesperson exam into a national real estate principles portion and a Mississippi state law portion. Because each portion has its own passing threshold, weak performance on either section fails the attempt regardless of the other score.

• General portion (80 scored items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, transfer of title, practice of real estate, and real estate calculations per PSI's national content outline.
• Mississippi state portion (40 scored items): agency disclosure and duties to parties (including dual agency and Working with a Real Estate Broker), MREC powers and enforcement, licensing requirements and license maintenance, broker supervision of sales associates, property condition disclosures, trust accounts, and records and advertising rules.
• Mississippi compliance topics: commission jurisdiction and penalties, out-of-state broker cooperative agreements, errors and omissions insurance requirements, and rules about receiving and sharing commissions.
• Study priority: PSI weights agency disclosure heavily on the state outline. Pair statute review with math drills for commissions, prorations, and area calculations because the General portion still includes quantitative items.

Mississippi salesperson candidates must complete MREC education and satisfy residency rules before the Commission authorizes PSI testing. Review the current PSI bulletin and MREC application materials before applying because fees and processing rules can change.

• Be at least 18 years old and a Mississippi resident when you submit your application to MREC.
• Complete 60 classroom hours of real estate courses from an MREC-approved pre-license education provider or an accredited college or community college.
• Submit a complete resident salesperson application to MREC with your education certificate, required photographs, and the current $100 application fee listed in MREC Rule 2.1.
• After MREC approves your application, register with PSI at test-takers.psiexams.com/msre or by calling (855) 557-0620 and pay the $75 PSI examination fee when you schedule.
• Pass both the General and State exam portions within the two-month eligibility window that begins when MREC approves your application, then affiliate with a licensed Mississippi broker before MREC issues your license.
• MREC application fees are not refunded after you are scheduled for the examination. PSI registration fees are non-refundable and expire one year after payment if you do not test.

Read the PSI content outlines first, then drill general concepts such as contracts, agency, and financing under timed conditions that respect the 2.5-hour General limit.
