Minnesota Real Estate Practice Exam

The salesperson exam includes 80 scored general (national) items and 50 scored Minnesota state items when you take both portions in one sitting. PSI allots 150 minutes for the general portion and 90 minutes for the state portion, for four hours total. PSI may also include five to ten unscored experimental questions that do not affect your score but do count against your time. You must answer at least 75 percent of the scored items correctly on each portion to pass. Each portion is scored independently. Failing one portion means failing the exam for that attempt even if you pass the other section.

PSI splits the Minnesota salesperson exam into a national real estate principles portion and a Minnesota state law portion. Because each portion has its own 75 percent cutoff, weak performance on either section fails the attempt regardless of the other score.

• General portion (80 scored items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, transfer of title, practice of real estate, and real estate calculations per PSI's national content outline.
• Minnesota state portion (50 scored items): Minn. Statutes Chapter 82 licensing and renewal rules, trust accounts, standards of conduct, agency disclosure requirements, the Real Estate Education Research and Recovery Fund, and commissioner enforcement authority.
• Minnesota property and contract law: interests in real property (spousal conveyance, condominiums, common interest ownership), landlord-tenant law under Chapter 504B, recording and Torrens registration, deed and mortgage taxes, and statutory home warranties.
• Minnesota compliance topics: the Minnesota Human Rights Act, environmental disclosures for wells and septic systems, foreclosure procedures, and other statutes listed in the PSI Minnesota state content outline.

Minnesota salesperson candidates must complete Department of Commerce education and satisfy sponsorship rules before the Commerce Department issues a license. Review the current licensing guide and PSI bulletin before applying because fees and processing rules can change.

• Complete 90 hours of Commerce-approved pre-license education in three 30-hour courses (Course I, II, and III). Course I is required before you may sit for the exam; Courses II and III must be finished before you apply for your license.
• Register with PSI after Course I completion and pay the current examination fee ($68 for both portions together or $45 per portion). Examination fees are valid for one year from the date PSI receives payment.
• Pass both the general and Minnesota state exam portions at 75 percent each. If you pass one portion and fail the other, you retake only the failed portion on a future appointment.
• Secure association with a licensed Minnesota broker before licensure. Your sponsoring broker submits the license application through the Commerce Department.
• Apply for your license within one year of passing the exam or you must retake it. Confirm that your PSI account name matches your government-issued photo ID before test day.
