Maryland Real Estate Practice Exam

Maryland salesperson candidates take a national Real Estate Principles and Practices section and a Maryland Real Estate Commission Laws, Rules, and Regulations section during one computer-based appointment administered by PSI. The national portion includes 80 scored multiple-choice questions in 90 minutes. The Maryland state portion includes 30 scored multiple-choice questions in 30 minutes. PSI schedules both sections in one 120-minute appointment when you register for the full exam. You must achieve at least 70% on the national portion and at least 70% on the state portion to pass. PSI may include one to ten unscored experimental questions that do not count toward your score but do count against your time. Failing one portion means failing the exam for that attempt even if you pass the other section.

• Business conduct and ethics: offers, commissions and rebates, advertising and signs, fair housing laws and regulations, summary suspensions, and general ethics (6 items).
• Annotated Code of Maryland and Code of Maryland Regulations topics on licensee status, handling monies, and knowledge of other Maryland state laws including short sale and home improvement statutes.

MREC licenses salespersons after education, examination, and application review. Confirm current forms and fees on MREC pages before you apply because fee tables can change.

• Be at least 18 years old and of good character and reputation as required under Maryland Business Occupations and Professions Code Section 17-303.
• Complete 60 clock hours of MREC-approved salesperson pre-license education, including a 3-hour real estate ethics component, from an approved provider listed on the MREC website.
• Wait for your education provider to submit eligibility electronically to PSI; eligibility expires one year from the date it is issued, and you must pass both exam portions within one year of course completion.
• Pass both PSI sections with at least 70% on the national portion (56 of 80) and at least 70% on the Maryland state portion (21 of 30), using section-only retakes for any failed portion.
• Pay PSI $44 per registration whether you take one portion or both portions, first attempt or retake; the fee is valid for one year from payment and is not refundable or transferable.
• Obtain a commitment from a licensed Maryland real estate broker before active licensure, apply online within one year of passing the exam, and pay MREC $98 for an original salesperson license (includes a $20 guaranty fund payment per the current fee schedule).

If you fail one portion, retake and pass only the failed portion before you can be licensed. Submit a new PSI registration with the $44 fee and schedule a new appointment; you cannot schedule a same-day retest, but you may retest as soon as the next available day depending on seat availability. There is no limit on retakes for qualified candidates, but you must pass both portions within one year of your course completion date or complete a new pre-licensing program. After passing both portions, apply for your salesperson license online within one year of the exam date or your passing score expires. Because each section uses a 70% threshold scored independently, strong national performance cannot offset a failing state score. Under the Maryland Real Estate Brokers Act, the dual agent is the broker (or a branch office manager designated under Md. Code, Bus. Occ. & Prof. Section 17-518(d)) acting for both sides of one transaction only with written informed consent of all parties (Section 17-530.1); the broker then assigns one affiliated licensee as the intra-company agent for each client (Section 17-528), and those assigned agents keep full client-level duties without becoming dual agents themselves. Maryland licensees complete 15 clock hours of MREC-approved continuing education per two-year renewal term with required category courses, including a 3 clock hour brokerage relationships and disclosures course and a 3 clock hour Maryland Code of Ethics course that NAR ethics cannot replace (Section 17-315 and the MREC CE chart).
