Maine Real Estate Practice Exam

Maine sales agent candidates take a general practice portion and a Maine Law portion during one computer-based appointment administered by Pearson VUE. The general portion includes 80 scored multiple-choice questions in 2.5 hours. The Maine Law portion includes 40 scored multiple-choice questions in 1.5 hours. Pearson VUE may include five unscored pretest items on the general portion and five to fifteen pretest items on the Maine Law portion; they are not identified and do not affect your score. You receive an official score report marked Pass or Fail when you finish. Maine uses scaled scoring on a 0 to 100 scale with a passing score of 75 on each part. A scaled 75 is not the same as answering 75% of questions correctly; Pearson VUE equates forms so harder versions do not require more correct answers than easier versions.

Pearson VUE publishes the Sales Agent content outline in candidate handbook 092000. Use both the general and Maine Law outlines when building a study plan because you must pass each part independently at the scaled 75 threshold.

• General portion: property ownership, land use controls, valuation, financing, contracts, agency, disclosures, property management, title transfer, practice of real estate, and real estate calculations per Pearson VUE's national salesperson outline (effective April 1, 2025).
• Maine laws and rules governing licensee activities: trust account handling, advertising standards, and Real Estate Brokerage Relationships disclosure requirements (15 scored items on the law portion).
• Law of agency and brokerage: Maine agency duties, brokerage supervision, and commission enforcement topics (10 scored items).
• Maine-specific principles and practices: property condition disclosures for water supply, heating systems, waste disposal, and hazardous materials (8 scored items).
• Maine land-use law: shoreland zoning under Title 38, subdivisions under Title 30-A, transfer tax, and adverse possession (5 scored items).
• Maine Real Estate Commission powers, the Maine Landlord-Tenant Act, and condominium law tested on the 40-item Maine Law block.

The Maine Real Estate Commission licenses sales agents after education, examination, and application review. Confirm current forms and fees on OPOL pages before you apply because fee tables can change.

• Be at least 18 years old with a high school diploma or equivalent before the Commission will issue a sales agent license.
• Complete The Sales Agent Course from a Maine Real Estate Commission-approved school with a minimum final grade of 75%; approved providers are listed on the OPOL professional licensing site.
• Schedule the Sales Agent exam through Pearson VUE and bring your original Course Completion Certificate to the test center; copies are not accepted, and certificates expire one year after the course completion date shown on the certificate.
• Pass both the general practice and Maine Law portions with a scaled score of at least 75 on each part within one year of the course completion date on your certificate.
• Pay Pearson VUE $88 for the Sales Agent examination fee when you register (confirm in handbook 092000 before scheduling). Submit your license application online within one calendar year of passing the entire exam with $121 payable to Maine State Treasurer ($100 application fee plus $21 criminal records check fee).
• Affiliate with a licensed Maine real estate agency under a designated broker before performing brokerage services; the sales agent license term is two years and is not renewable, so plan your Associate Broker upgrade before expiration.

Sales agent candidates may retake the Sales Agent exam multiple times before their Course Completion Certificate expires, but you must schedule to retake the full Sales Agent exam even if you fail only one portion. Wait at least 48 hours before making a reexamination reservation. After passing both portions, submit your license application to the Commission within one calendar year of the date you pass the entire exam, including your Pearson VUE score report and an original transcript from The Sales Agent Course showing at least a 75% final grade. Maine issues the sales agent license for two years; it is not renewable, so plan your Associate Broker upgrade before expiration. Because each part uses an independently scaled 75 threshold, strong general performance cannot offset a failing Maine Law score.
