Kentucky Real Estate Practice Exam

Kentucky sales associate candidates take a general (national) section and a Kentucky state section during one computer-based appointment administered by PSI. The general portion includes 80 scored multiple-choice questions in 150 minutes. The Kentucky state portion includes 50 scored multiple-choice questions in 90 minutes. PSI schedules both sections in one 240-minute appointment. You must achieve at least 75% on the general section and at least 75% on the state section to pass. PSI may include experimental questions that do not count toward your score but do count against your time. Results display on screen when you finish, and PSI prints an unofficial score report at the test center. If you fail either section, PSI provides a diagnostic report showing strengths and weaknesses by examination type.

PSI publishes separate general and Kentucky state content outlines in Candidate Information Bulletin 2312. Use both outlines when building a study plan because you must pass each section independently at 75%.

• General portion: property ownership, land use controls, valuation, financing, contracts, agency, disclosures, property management, title transfer, practice of real estate, and real estate calculations per PSI's national outline.
• Kentucky state law: KRS Chapter 324 licensing requirements, eligibility, renewal, inactive status, and continuing and post-license education rules.
• Brokerage activities and requirements: broker and sales associate relationships, commissions, advertising, escrow accounts, recordkeeping, and improper conduct (18 items for sales associates).
• Disclosures and agency issues: agency relationships, personal-interest disclosures, condominium seller certificates, and property condition disclosures (8 items).
• KREC commission powers, enforcement, sanctions, and Recovery Fund administration (5 items).
• License law requirements for contracts, property management agreements, and security deposit handling under Kentucky statutes and 201 KAR Chapter 11.

KREC licenses sales associates after education, examination, FBI background screening, and application review. Confirm current forms and fees on the Commission website before you apply because fee tables can change.

• Be at least 18 years old with a high school diploma, GED, or qualifying college transcript before starting pre-license requirements.
• Complete 96 classroom hours in real estate from a KREC-approved private school, or six academic credit hours in real estate from an accredited college or university.
• Submit fingerprints and obtain an FBI Identification Records Check before scheduling the PSI exam; the report must show no felony charges or convictions and no misdemeanor charges or convictions within the past five years.
• Pass both PSI sections with at least 75% on the general portion and at least 75% on the Kentucky state portion during one appointment or through section-only retakes within four months of the first pass.
• Pay the $100 PSI examination fee at registration (covers one or both portions in a single attempt) plus KREC licensing fees of $130 for an active license or $120 for an inactive license when you submit your application.
• Apply for your sales associate license within 60 days of passing both exam portions, include proof of errors and omissions insurance, and complete post-license education before your first renewal cycle.

If you pass one section but fail the other, you retake only the failed section and pay the full $100 examination fee again. You cannot schedule a new appointment on the same day you test. You must pass both portions within four months of passing the first portion, or both scores expire and you must retake the entire exam. After passing both sections, apply for your sales associate license within 60 days. Because each section uses a 75% threshold scored independently, a strong general score cannot offset a failing state score.
