Idaho Real Estate Practice Exam

The exam has a general (national) section with 80 scored multiple-choice items and an Idaho state-law section with 40 scored items. Each section may include five to ten unscored pretest questions that do not affect your result. You have four hours to complete the sitting and receive an official score report before leaving the test center. Pearson VUE reports scaled scores from 0 to 100 on each section, with a passing scaled score of 70 required on both the national and state portions.

Pearson VUE publishes separate national and Idaho state content outlines in candidate handbook 091300. Use both outlines when building a study plan because you must pass each section independently.

• National section: real estate principles, practice, finance, contracts, valuation, fair housing, and general brokerage concepts weighted in the national outline.
• Idaho license law and IREC rules: advertising standards, trust accounts, document handling, broker supervision, and prohibited conduct.
• Agency representation and brokerage relationships under Idaho license law.
• Idaho principles and practices, including water rights, mobile and manufactured housing, community property, and the homeowner exemption.
• Closing calculations and Idaho-specific recording, foreclosure, and transaction concepts listed in the state content outline.

IREC licenses salespersons after education, examination, fingerprinting, and application review. Confirm current forms and fees on the Commission website before you apply because rules and fee tables can change.

• Complete 90 hours of IREC-certified pre-license education (Sales Prelicense Module 1 and Module 2, 45 hours each) within three years before your application date.
• Pass the Pearson VUE salesperson exam with a scaled score of at least 70 on both the national and Idaho state sections.
• Complete fingerprinting through Pearson VUE (electronic appointment or hard card process) and submit your license application while results remain valid.
• Pay the current IREC individual salesperson application fee ($135 effective January 1, 2026) plus the Pearson VUE exam fee ($83 per attempt; confirm in handbook 091300 before scheduling).
• Submit your license application within one year of passing your first exam section. If you pass one section and fail the other, retake only the failed section within that same one-year window or both sections expire.
• Arrange Errors and Omissions insurance before a broker activates your license on active status. E&O is not required at initial application for most salesperson candidates.

Read the Pearson VUE content outlines first, then drill national concepts such as contracts, financing, and fair housing under timed conditions that respect the four-hour limit.
