Hawaii Real Estate Practice Exam

Hawaii salesperson candidates take a uniform (general) section and a Hawaii state section during one computer-based appointment administered by PSI. The uniform portion includes 80 scored multiple-choice questions in 150 minutes. The Hawaii state portion includes 50 scored multiple-choice questions in 90 minutes. PSI schedules both sections in one 240-minute appointment. You must achieve at least 70% on each section to pass. PSI may include five to ten unscored experimental questions that do not count toward your score but do count against your time. Results display on screen when you finish, and PSI emails a practice test score report if you fail either section.

• Uniform portion (80 items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, property management, transfer of title, practice of real estate, and real estate calculations per PSI's national salesperson outline.
• Hawaii state portion: ascertaining and disclosing material facts including Bureau of Conveyances procedures, conveyance tax, HARPTA and other state taxes, statutory disclosures, leasehold disclosures, and environmental conditions.
• Hawaii state portion: types of ownership including condominiums, cooperatives, time sharing, land trust, and planned unit developments.
• Hawaii state portion: land utilization including county zoning, restrictive covenants, state land use districts, and Special Management Areas.
• Hawaii state portion: title and conveyances with emphasis on leasehold estates, tenancy, liens, recording systems, and foreclosure.
• Hawaii state portion: professional practices and conduct including HREC licensing rules, trust accounts, agency disclosure, and disciplinary standards.

Hawaii salesperson candidates must satisfy HREC education, examination, and licensing rules in addition to passing the PSI exam. Review the current candidate bulletin and HREC general information sheet before applying because fees and deadlines can change.

• Be at least 18 years of age, a U.S. citizen or national or an alien authorized to work in the United States, and hold a high school diploma or equivalent by the examination date.
• Complete a Hawaii Real Estate Commission-approved 60-hour salesperson pre-licensing course at a registered Hawaii school and obtain your school completion certificate (valid two years from issuance).
• Create a PSI account at test-takers.psiexams.com/hire and upload your unexpired completion certificate or an approved pre-licensing education equivalency certificate. Effective December 10, 2025, PSI reviews uploaded certificates within three business days before sending a Welcome to PSI eligibility email.
• Pass PSI's licensing exam with at least 70% on the uniform section and at least 70% on the Hawaii state section independently.
• Submit a complete license application to HREC within two years of your examination date with required forms, disclosures, and the license fee printed on your PSI passing score report.
• Provide original school completion certificates and Candidate Screening Responses from the test center when HREC processes your application.

Because each section is scored independently, a strong uniform score cannot offset a failing state score.
