Georgia Real Estate Practice Exam

Georgia salesperson candidates take one PSI appointment with national and Georgia supplement questions intermixed in random order. The sitting includes 152 scored multiple-choice items: 100 national questions and 52 Georgia state questions. PSI may add one to ten unscored experimental questions that still consume exam time. You have four hours for the combined sitting, plus up to 15 minutes for the on-screen tutorial that does not count against exam time. PSI displays your result at the end of the session and emails a score report with separate national and Georgia subtotals.

• Georgia supplement: state laws and rules including unfair practices, substantive regulations, GREC qualifications and fees, fair housing, and the Real Estate Education, Research and Recovery Fund.
• Georgia supplement: real estate practice in Georgia including listings, agency under BRRETA, sales contracts, property management, and community association management basics.
• Georgia supplement: finance and closing topics including Georgia-specific finance rules and closing procedures.
• National outline weights emphasize contracts (~19%), agency (~13%), property ownership (~10%), and financing (~10%) for salesperson candidates; the 52-item Georgia section deserves statute-level review.

Georgia salesperson candidates must satisfy GREC education, examination, and licensing rules in addition to passing the PSI exam. Review the current candidate bulletin and GREC education manual before applying because fees and deadlines can change.

• Complete a 75-hour GREC-approved salesperson pre-license course (or an approved alternate route such as qualifying college coursework or out-of-state pre-license hours reviewed by PSI).
• Let your approved school transmit course completion records to GREC before you schedule with PSI, or upload required transcripts or certificates for alternate education routes.
• Register and pay the $175 PSI examination fee at test-takers.psiexams.com/gare. The fee is forfeited if you do not test within one year of payment.
• Pass PSI's combined exam showing separate passing results on the national (100 scored items) and Georgia supplement (52 scored items) portions per your score report.
• Return to a PSI test center at least 24 hours after passing with valid photo ID, your unsigned Certification of Accuracy Statement, and the $170 GREC license fee (credit card, cashier's check, or money order). Active licenses require a completed Sponsoring Broker Statement.
• Complete Georgia's 25-hour salesperson post-license course within your first year of licensure to keep an active license. Apply for the license within 12 months of passing or you must retake the examination.

Treat the national outline and Georgia supplement as separate study plans even though questions appear intermixed on test day.
