Delaware Real Estate Practice Exam

Delaware salesperson candidates take one Pearson VUE appointment with two independently scored portions in a single four-hour sitting. The national portion includes 80 scored multiple-choice items plus five unscored pretest questions. The Delaware state portion includes 40 scored items plus ten unscored pretest questions. Each portion uses scaled scores from 0 to 100, with a passing scaled score of 70 required on both the national and state sections. You leave the test center with an official score report showing pass or fail for each portion.

Pearson VUE publishes separate national and Delaware state content outlines in publications 090800 and 090802. Use the official outlines for current topic weights because exam forms can change.

• National portion (80 scored items): property characteristics, ownership and title, valuation, contracts and agency, real estate practice, disclosures and environmental issues, financing and settlement, and real estate math per the April 2025 national salesperson outline.
• State portion: DREC duties, powers, investigations, sanctions, and the Real Estate Guaranty Fund.
• State portion: licensing requirements, license types, eligibility, renewal, continuing education, and activities requiring a license.
• State portion: statutory requirements for licensees including advertising, broker relationships, seller disclosure forms, radon disclosure, trust accounts, agency (Consumer Information Statement, presumed agency, dual agency), and voluntary treatment options.
• State portion: Delaware-specific topics including DUCIOA condominiums, landlord-tenant code, transfer taxes, the Delaware Fair Housing Act, DNREC wastewater rules, tax ditch law, manufactured housing resale rights, seller financing, and the Consumer Fraud Act.

Delaware salesperson candidates must satisfy DREC education, examination, and application rules in addition to passing the Pearson VUE exam. Review the current candidate handbook and DREC licensure page before applying because fees and deadlines can change.

• Be at least 18 years old and complete 99 hours of DREC-approved salesperson pre-licensing coursework through an approved provider (24 Del. Admin. Code § 2925-5.0).
• Obtain your original school completion certificate and bring it to the Pearson VUE test center on exam day; walk-in testing is not available.
• Pass both the national and state exam portions with a scaled score of at least 70 on each section independently.
• Apply for licensure through DELPROS within 12 months of completing your pre-licensing course (Commission Regulation 2.1.3).
• Submit your passing Pearson VUE score report, affiliate with a Delaware licensed broker, and pay separate license charges through DELPROS after you pass.
• Pay separate exam and license fees. Pearson VUE lists an $88 examination fee per reservation. DREC lists a $149 salesperson initial application fee plus a $25 Guaranty Fund fee on its published fee schedule.

Treat the national and state outlines as separate study plans even though they share one appointment. Drill Delaware agency disclosure workflows, Consumer Information Statement timing, transfer tax math, and DUCIOA resale rules until the 40-item state section feels predictable.
