Connecticut Real Estate Practice Exam

Connecticut salesperson candidates take one PSI appointment with two independently scored portions. The general (national) portion includes 80 multiple-choice questions in 120 minutes. The Connecticut state portion includes 35 multiple-choice questions in 45 minutes. PSI schedules both portions in one 165-minute appointment. You must achieve at least 70% on each portion to pass. PSI may include five to ten unscored experimental questions that do not count toward your score or time. Results display on screen when you finish, and PSI emails a practice test score report if you fail either section.

PSI publishes separate national and Connecticut state content outlines in candidate bulletin 1007. Use the official publications for current topic weights because forms can change.

• General portion (80 items): property ownership, land use controls, valuation, financing, contracts, agency, property disclosures, property management, transfer of title, practice of real estate, and real estate calculations per PSI's national salesperson outline.
• State portion: Connecticut Real Estate Commission purpose, license types, renewal, continuing education, the Real Estate Guaranty Fund, and license suspension or revocation.
• State portion: Connecticut laws governing licensee activities including broker/salesperson relationships, deposit handling, misrepresentation, advertising, and commission rules.
• State portion: Connecticut agency including dual agency, designated agency, agency disclosure, and confidential information requirements.
• State portion: Connecticut-specific property law including the Residential Property Condition Disclosure Report, conveyance tax, landlord-tenant rules, common interest ownership (condominium) law, Connecticut fair housing additions, and property disclosures such as lead paint and crumbling foundations.

Connecticut salesperson candidates must satisfy DCP education, examination, and application rules in addition to passing the PSI exam. Review the current candidate bulletin and DCP application page before applying because fees and deadlines can change.

• Complete a Connecticut-approved 60-hour Real Estate Principles and Practices course and obtain your completion certificate before applying to DCP.
• Submit the Real Estate Salesperson Examination Application to DCP with the $80 application fee and required documentation. DCP must approve you before PSI will register you for the exam.
• After DCP approval, register and schedule through PSI at test-takers.psiexams.com/ctre and pay the $59 examination fee at registration. Effective May 14, 2025, PSI also offers remote online proctoring.
• Pass both the general portion (at least 70%, about 56 correct out of 80 scored items) and the state portion (at least 70%, about 25 correct out of 35 scored items) within one year from your DCP eligibility date.
• Submit your original passing score report(s) and the initial license fee indicated on the score report to DCP within two years of passing the last exam portion. You must be supervised by a Connecticut licensed broker to activate the license.
• Pay separate exam and license charges. PSI lists $59 for a first exam attempt and $51 for retakes per portion or both portions. DCP lists an $80 application fee separate from PSI exam fees, plus a license fee after you pass (currently $590 on the DCP Initial/Exam page).
