How the Colorado broker exam is structured

The national portion includes 80 multiple-choice items with 120 minutes allowed. You need 60 correct answers to pass. The Colorado state portion includes 74 multiple-choice items with 110 minutes allowed. You need 53 correct answers to pass. PSI may include five to ten unscored experimental questions on each portion that do not affect your score but do count against your time. You do not need to pass both portions on the same day. A passing score on either portion remains valid for one year from the date you pass that portion. You must pass both portions and apply for licensure within one year of your last passing score.

What is on the Colorado real estate exam?

  • National portion (80 items): property ownership, land use controls, valuation, financing, contracts, agency, real estate practice, and calculations tested at the broker level.
  • State portion: duties and powers of the Real Estate Commission, licensing requirements, and governing rules for licensee activities.
  • State portion: brokerage relationships including transaction broker, single agent, and designated broker disclosure requirements.
  • State portion: Colorado forms and contracts, trust account rules, closing and settlement responsibilities, water rights disclosures, the Colorado Fair Housing Act, and the Foreclosure Protection Act.
  • State portion: record keeping, advertising standards, commissions and inducements, and errors and omissions insurance requirements.

What are Colorado's real estate license requirements?

Colorado broker candidates must satisfy DRE education, examination, and application rules in addition to passing the PSI exam. Review the current candidate bulletin and DRE instruction guide before applying because fees and deadlines can change.

  • Be at least 18 years old to apply for a broker license. There is no age restriction on taking the broker examination.
  • Complete 168 hours of DRE-approved pre-license coursework and obtain REC-33 completion certificates. Commission Rule 2.2.D requires your education completion date to be on or before your exam date.
  • Submit fingerprints to the Colorado Bureau of Investigation for a criminal history record check before applying for a broker license. CBI charges a separate fingerprint fee.
  • Pass both the national portion (60 correct out of 80) and the state portion (53 correct out of 74) through PSI. You may pass the portions on different days, but each passing score expires one year after the date earned.
  • Apply to the Colorado Division of Real Estate within one year of passing both portions. If your application is not received within one year, you must retake both exam portions.
  • Pay separate exam and license charges. PSI lists $49 for a first exam attempt and $48 for a retake per portion. DRE lists an $83 non-refundable broker application fee separate from PSI exam fees.
