Alabama Real Estate Practice Exam

You must be at least 19 years old, hold a high school diploma or equivalent, complete 60 clock hours of AREC-approved pre-license education with a minimum course grade of 70, pass the Pearson VUE salesperson exam, submit fingerprints, and apply for licensure within the published deadlines. AREC requires candidates to pass the exam within six months of completing the pre-license course. Non-residents may need additional consent forms.

Difficulty depends on your preparation, but the scope is broad. You must pass both an 80-question national portion and a 40-question Alabama state portion in one sitting, and each portion uses scaled scoring with a 70 required to pass. Candidates who underprepare on RECAD, trust accounts, or Alabama license law often struggle on the state section even when national concepts feel familiar.

Pearson VUE reports scaled scores from 0 to 100 on each portion, with 70 required to pass both the national and state sections. The handbook does not publish a fixed number of raw questions you may miss because unscored pretest items and changing exam forms affect scoring. Study to meet the 70 scaled threshold on each portion rather than targeting a specific miss count.

Pearson VUE allows unlimited attempts during your six-month authorization window after AREC confirms eligibility. If you fail either the national or state portion, you must retake the entire exam, not just the failed section. AREC also requires you to pass within six months of completing your pre-license course, so coordinate course completion, authorization, and scheduling dates carefully.

The national portion covers general salesperson-level real estate topics such as property ownership, valuation, financing, contracts, agency, and fair housing. The Alabama state portion emphasizes license law, RECAD, trust accounts, the recovery fund, qualifying broker rules, estimated closing statements, advertising standards, and disciplinary violations. Pearson VUE lists a $73 salesperson exam fee per attempt in the current candidate handbook. AREC license fees are separate: the salesperson application lists an $85 original license fee for licenses issued between October 1, 2025 and September 30, 2026, plus a $30 recovery fund fee when the license is issued active for the first time. Pre-license courses, fingerprints, and post-license education carry additional provider charges.
