Jumbo Loan
A jumbo loan is a mortgage that exceeds the conforming loan limit set annually by the FHFA for Fannie Mae and Freddie Mac purchases in a given county, carrying stricter underwriting, larger down payments, and often slightly higher rates because it cannot be sold to the GSEs under standard guarantees.
Exam context
Match jumbo to loans above FHFA conforming limits not eligible for standard GSE purchase. FHA and VA have their own statutory limits separate from jumbo classification.
Size and market role
Loan amounts above the local conforming ceiling are jumbo unless a lender portfolio holds them. Limits vary by county because housing costs differ. Luxury markets see more jumbo originations with reserve requirements of 6 to 12 months of payments and lower debt-to-income caps.
Borrower implications
Buyers need stronger credit scores and documented assets. Some lenders offer adjustable-rate jumbo products to improve initial affordability. Agents should set price expectations early when buyers qualify only up to conforming limits unless they have substantial cash to bridge the gap.
Examples
High-cost county purchase
A buyer offers $1.2 million with 20% down, needing a $960,000 first mortgage when the local conforming limit is $766,550. The portion above the limit is jumbo financing with portfolio or private-label securitization.
Rate spread
A jumbo 30-year fixed quotes 6.75% while conforming products sit at 6.25% because investors demand extra yield for non-GSE paper without government guarantees.
