Blanket Mortgage

A blanket mortgage encumbers multiple parcels or units under one loan, often with a partial release clause that lets the borrower free individual lots from the lien as each is sold and a specified payoff amount is paid.

Exam context

Questions mention one loan covering 20 lots and ask what happens when lot 5 sells. The correct answer references the partial release payment and recording of a release deed or subordination, not automatic severance of the lien.

Developer use case

Subdivision builders finance an entire tract with one blanket loan instead of recording separate mortgages on each lot. When a retail buyer closes on Lot 14, the lender releases that lot from the blanket lien after receiving the release price defined in the loan documents.

Partial release clause mechanics

The clause lists how much principal must be paid, or what loan-to-value must be achieved, before the lender will reconvey a released parcel. Without a release, a buyer cannot obtain clear title to a single lot still tied to the blanket encumbrance.

  • Phased subdivision

    A developer holds 40 acres under a blanket mortgage. Each home sale triggers a $45,000 partial release payment before the lender signs a release for that lot.

  • Condominium conversion

    A blanket loan may cover an entire apartment building until units are sold individually, with releases tied to per-unit payoff schedules.
