Real estate math: the T-chart method for exam problems

The T-chart organizes percent and proportion problems so you stop guessing which number goes on top. Licensing exams love commission rates, loan-to-value setups, and percent-of-percent stories. This guide shows how to draw a T-chart, when to use it, and worked examples you can replicate on scratch paper at Pearson VUE.

What the T-chart represents

Draw a vertical line and a horizontal crossbar like a capital T. Place the whole on one side and the part on the other, with the percent or ratio on the crossbar. The goal is consistent placement: if 6% of sale price is commission, sale price is the whole unless the stem explicitly gives a partial amount.

When to reach for a T-chart

Use a T-chart when a problem compares part to whole with a percent, or when two ratios must stay proportional. Examples: finding commission from rate, finding sale price from commission dollars, scaling a split across brokers, or solving simple interest when time scales linearly. Skip the T-chart for pure area geometry unless a percent discount applies to area cost.

Steps to draw and solve

Step one: label whole and part in words before you write numbers. Step two: convert percent to decimal on the crossbar. Step three: multiply whole by rate to find part, or divide part by rate to find whole. Step four: re-read the stem for the final ask; many items want net after a second split, which means a second mini T-chart.

Percent-of-percent without confusion

When a broker keeps 40% of gross and an agent gets 70% of the broker share, run two T-charts in sequence rather than multiplying percents in one line without labels. First chart: gross to broker share. Second chart: broker share to agent share. This prevents the common error of applying 70% to gross instead of to broker retained amount.

Using T-charts on exam scratch paper

Keep charts tiny: one line of labels, one calculation. Do not redraw for every option; solve once and match the closest value. If options are far apart, round intermediate steps only when the stem allows. Flag any item where your chart gives a number not listed; you likely misidentified whole versus part.

Commission from sale price

Sale price is $275,000 and total commission rate is 5%. What is gross commission?

  1. Label whole = $275,000 (sale price), rate = 5% = 0.05 on the crossbar
  2. Part = whole × rate = $275,000 × 0.05
  3. Gross commission = $13,750

Answer: $13,750 gross commission

Find sale price from commission dollars

A broker earned $9,000 as a 5% gross commission on a sale. What was the sale price?

  1. Part = $9,000 commission, rate = 0.05, whole = unknown sale price
  2. Whole = part ÷ rate = $9,000 ÷ 0.05
  3. Sale price = $180,000

Answer: $180,000 sale price

Agent share after broker split

Gross commission on a sale is $10,000. The broker keeps 50% and pays the agent 80% of the broker's retained share. What does the agent receive?

  1. Chart 1: broker retained = $10,000 × 0.50 = $5,000
  2. Chart 2: agent share = broker retained × 0.80 = $5,000 × 0.80
  3. Agent receives $4,000

Answer: $4,000 to the agent

Is the T-chart the same as cross-multiplication?
They express the same proportional relationship. The T-chart is a layout habit that keeps whole and part labeled during exam pressure.
Can I use a T-chart for proration problems?
Prorations often use daily rates rather than percents of a whole. Use dedicated proration setup for tax days; use T-chart when the stem is percent of an amount.
What if the stem gives two different percents?
Run sequential charts and label each base amount. Never multiply percents without writing what each percent applies to.
How many T-chart drills should I do before the exam?
Ten consecutive commission or split items under two minutes each is a solid readiness signal. Use full exam prep to filter math topics.
